How this works

Indexation is gone for most assets

Budget 2024 removed indexation for assets sold after 23 July 2024, replacing 20%-with-indexation by a flat 12.5%. Resident individuals selling land or buildings acquired before 23 July 2024 may choose the older 20%-with-indexation route if it produces a lower tax.

Set-off and carry-forward

Short-term losses offset both short and long-term gains; long-term losses offset only long-term gains. Unabsorbed losses carry forward eight years, but only if you file the return by the due date.
