Loan Eligibility Calculator

How much a lender will actually sanction, based on your FOIR.

Lenders cap total EMIs at 40-55% of net monthly income, a ratio called FOIR. With ₹1,00,000 income, no existing EMIs and a 50% FOIR, your EMI capacity is ₹50,000, which supports roughly ₹57 lakh of home loan at 8.5% over 20 years.

How this works

FOIR is the number that decides your sanction

Fixed Obligation to Income Ratio is the share of your net income already committed to EMIs, including credit card minimum dues. Most lenders allow 40% for incomes below ₹50,000 and up to 60-65% for high earners. Rent is counted as an obligation by several lenders.

How to increase eligibility legitimately

Add a co-applicant with independent income, extend the tenure, close small unsecured loans, or declare variable pay with two years of proof. Do not apply to five lenders at once — each application creates a hard bureau enquiry and lowers your score.
